Which survey is suitable for my needs?

The suitability of a survey will depend on the nature of the property and the individual client’s needs. A modern simplistic property will be amply suited by a Condition Report or a Homebuyer Report.

The Homebuyer Report offers the facility to address a few specific queries regarding the propertry. If however the property is older and has been poorly maintained or is of non-traditional construction then a Building Survey is likely to be most appropriate. This survey is also appropriate if you intend carrying out comprehensive alterations, or have a list of matters on which you require specific advice.

Condition Report

Suitability

A Condition Report is suitable for smaller and newer properties for home owners looking to understand the condition of their home. This report gives ratings to different parts of the building indicating any areas that need attention.

The Homebuyer Report is the most popular property survey for the majority of buyers. An economic report suitable for most residential properties.

Building Survey

Suitability

A comprehensive report designed for the following types of properties:-

  • Larger and older.
  • In an obvious state of disrepair.
  • Of non-traditional construction.
  • Where there have been comprehensive alterations.

 This report includes a diagnosis of defects and advice on repairs and maintenance. A description of the condition of each element of the property is included. There is a section on energy efficiency, and an overall assessment, including an opinion and a summary of the condition ratings. Repairs and further investigations.
