Types of Surveys

The type of survey suitable will be dependent upon a number of factors, including the client’s needs and the nature of the property.

Which survey is suitable for my needs?

The suitability of a survey will depend on the nature of the property and the individual client’s needs. A modern property will normally be suited to a RICS Home Survey – Level 2 Report. This was formerly known as a Homebuyer Report.

The Level 2 Report offers the facility to address a few specific queries regarding the property. If, however, the property is older or has been poorly maintained or is of non-traditional construction, then a RICS Home Survey – Level 3 (Building Survey Report) is likely to be more appropriate. This survey is also appropriate if you intend carrying out comprehensive alterations, or have a list of matters on which you require specific advice.
More information is available on the content of these reports below.
